Ship Management Company Leases Penthouse At W&H Properties' One Grand Central Place

NEW YORK CITY - Less than four months after leading shipping classification society ABS signed a lease for a full floor at W&H Properties' One Grand Central Place, Fairfield-Maxwell Services Ltd (FMSL), a prominent ship management company, has leased the top-floor penthouse at the building, announces Fred C. Posniak, senior vice president of W&H Properties.

The penthouse, which is the 55th floor of the building, totals 9,550 square feet and features impressive 35-foot ceiling heights and a private rooftop terrace.

"It's a unique space with outstanding views," says Mr. Posniak. "Fairfield-Maxwell simply fell in love with it."

FMSL will move from its current location in the Chrysler Building to its new offices by the end of the year. ABS moved to the 42nd floor in May.

"One Grand Central Place has been attracting more and more high-profile tenants, thanks to a massive repositioning effort and a recently completed $85 million upgrade program. Fairfield-Maxwell and ABS are part of that trend," Mr. Posniak notes.

Founded in 1972 and headquartered in Roseland, New Jersey, FMSL provides ship and crew management services to ship owners and charterers worldwide. The firm has experience with a broad range of ship types, including crude and product tankers, reefers, multi-purpose roll-on/roll-offs, general cargo carriers, chemical carriers and car carriers.

Richard Michaels and James Fredericks of Colliers represented FMSL in the lease negotiations. William Cohen, Ryan Kass, Jonathan Fanuzzi and Alison Coffey, all of Newmark Knight Frank, represented the landlord.

One Grand Central Place, with 55 stories, is one of the most prestigious addresses in the Grand Central District and it has its own zip code. It offers direct in-building access to Grand Central Terminal, as well as to the 4, 5, 6, 7 and Times Square shuttle subway lines.

Part of W&H Properties, one of New York City's most financially stable portfolios, One Grand Central Place is owned by a partnership led by Peter L. Malkin and Anthony E. Malkin.

The property's recently completed upgrade program includes new windows, renovated elevators, renovated air-conditioned public corridors and restrooms, and upgraded building-wide systems. The building also features a visitor center, tenant conference center, messenger center and a law library.

In 2007, the property - known for its stately and beautiful lobby - won the BOMA/NY Pinnacle Historical Building Award, the winner of which demonstrates "strong commitment to the preservation of [its] historical integrity while modernizing to accommodate the latest advances in real estate technology."

Available space at One Grand Central Place ranges from partial floors of 1,200 to 8,000 square feet to full floors of 9,430 to 48,900 square feet.

Broker commissions are always paid in full at lease signing.
